Roof Maintenance in the Mexican Tropics

In Lo de Marcos and Riviera Nayarit in general, plants flourish in the heat and humidity of this wonderful tropical climate. The abundant wildlife is refreshed by the constant ocean breezes. Birds sing joyfully during the afternoon downpours.
However for houses in the tropics, that’s a different story.
Houses take a beating from the unyielding sun of the dry season, the torrential rain of the wet season, and the salt carried onshore by the coastal winds.
Roof Maintenance
Your home’s first and most important line of defense against the blazing sun and rainstorms is a well maintained roof.
Many roofs in Lo de Marcos and Riviera Nayarit are made of concrete or tile. If you’re fortunate enough to have a tile roof, you can rest easy because they require very little upkeep. Tile is naturally durable in our tropical climate. It resists rot, insects, and heavy moisture while allowing airflow underneath to help keep your home cooler.
A well-installed tile roof can easily last 30 to 75 years or more with basic care.
That said, even the toughest tile roofs benefit from regular attention here on the coast.
My recommendations are as follows –
**Inspect your roof twice a year both before and after the rainy/hurricane season. Check for cracked, loose, or missing tiles, especially on the ocean-facing side where winds and salt are strongest.
**Gentle cleaning to rinse off salt buildup, algae, moss, and debris using fresh water and using low pressure (avoid high-pressure washers that can dislodge tiles). A soft brush and mild, eco-friendly
If your home has a flat concrete slab roof or mixed construction which is also common locally, these usually need more frequent attention.
Cracks from heat expansion, water seepage, and salt penetration are more likely, so regular waterproofing and professional inspections are essential.
A little proactive care goes a long way in paradise.
