**Bi weekly property inspections

**Full time property manager and full time housekeeping staff on payroll

**Preventive maintenance and coordination with trusted local tradespeople

**Housekeeping and guest preparation for rentals

**Bill payment coordination (utilities, annual trust/fideicomiso fees, taxes, etc.)

**Accurate, timely monthly accounting statements and bilingual reporting

**Emergency response

**Vacation rental management support through our rental department

**Construction/Project Management when needed

**Transparent processes with documented expenses and defined approval steps

Our philosophy focuses on an “active, not just responsive” approach and position the service as providing peace of mind for remote (often international) owners.

This active department is led by Vice President of Property Management Ivania Ramos, who has over a decade of experience in the region, this division is a core part of our full service offering.

Additional costs would include, deep cleaning, major repairs, materials, etc., are almost always billed separately with an added Management fee of 10%.

Each of our Property Management packages are individualized based on property size/type, location, whether it is rented or not, level of service desired, etc.
