Prices are changing but as of today, here is a great blueprint to follow for your new home

Land cost: $6,500 pesos per square meter. Standard lot of 200 square meters will cost $1,300,000 pesos, or $65,000 USD, or $81,000.00 Canadian at today’s exchange rate.

Building cost: $15,000 pesos per square meter. One bedroom home, 40 square meters should cost $600,000 pesos, or $29,165 USD. Or $37,194 Canadian, at today’s exchange rate.

The above costs assume that the utilities are at the lot line. Included in the cost is basic tiled floors, sink in the kitchen and bathroom, doors, windows, electricity, and plumbing.

You may choose to upgrade and add items as you and your budget sees fit.

So… basically you are looking at a livable home for $1,900,000 pesos, or $95,000 USD, or $118,000 Canadian, at today’s exchange rate.

Real Estate closing costs are approximately 8% on the land purchase: $104,000 pesos, or $5200 USD, at today’s exchange rate.

Additional costs will be appliances and furniture. Both items are reasonably priced in Mexico

Another piece of good news is that yearly property tax is 1/10 of 1% of the assessed value. All in all, it is a pretty sweet deal.
